Deposits
In accordance with the deposit legislation all, deposits taken as part of a Housing Act tenancy will be lodged with the Deposit Protection Service, www.depositprotection.com. We will lodge and facilitate the return of the deposit in accordance with our landlord’s instructions. Should a dispute occur regarding the repayment of the deposit we will arrange the relevant paperwork to be issued to the Dispute Service for adjudication.
Rental Payments
All tenants are provided with standing order mandates to pay their rent in accordance with the terms of the tenancy agreement. The standing order mandate will be dated three days before the rent due date to ensure that rent is received in time. Once rent has been received this will be receipted to your chosen account. A statement will be produced and emailed/posted to you confirming the payment made. Payment of rent will be receipted to your account as and when the same is received unless you require rent to be paid to you on a specified date.
Credit Control
All tenants are fully referenced prior to commencing their tenancy agreement to make every effort to ensure that the tenancy agreement runs as smoothly as possible. Despite the strict referencing procedures you may find your tenants circumstances change either through loss of work to a possible death in the family etc which may result in a delay or non-payment of rent. Our in house dedicated credit control department will immediately highlight a non-payment of rent and deal with the same. We have a strict procedure when dealing with late or non-payment of rent incorporating both telephone calls and letters to tenants. All late rents are tracked using our bespoke tracking system that enables us to provide you with details of action taken.
Once the account reaches 45 days arrears a claim will be made against the rent and legal insurance policy (subject to inclusion in your management package). We always make claims two weeks early to enable appointed solicitors to send a demand to tenants before issuing the required section 8 notice. This process has been very effective in concluding arrears cases and avoiding court. Should it become necessary for court proceedings to be issued we will keep you fully updated with the process of the claim and attend court on your behalf with a solicitor to obtain possession of the property under the relevant Housing Act grounds.
Rent & Legal Insurance Cover
We have worked in conjunction with leading suppliers of rent and legal insurances to provide our landlords with a first class insurance policy. This is a must have policy as indemnifies our landlords against legal costs and provides a rental income until such time that vacant possession has been obtained. Details of the policy wording can be obtained upon request.
