Our Service
From day one…
A full comprehensive inventory is completed for each managed property prior to the commencement of the tenancy agreement. Our inventories are prepared in such a way that will allow for us to assess the condition of the property throughout the duration of the tenancy with ease and report the same to you. To further confirm the condition of the property, colour photographs will also be taken at the inventory and included in the document to provide complete peace of mind that the condition of the property has been well documented.
A copy of the inventory will be handed to the tenant at commencement of the tenancy. We ensure that all tenants sign to confirm receipt of the inventory to avoid any confusion at a later date. All tenants are given three days in which they may query the contents of the inventory. After three days the tenant will accept the contents of the inventory by default. Should on the rare occasion the tenant disagree the contents of the inventory we will obtain authorisation from you to complete any required amendments to the inventory.
Routine Visits
To ensure that the tenant is adhering to the terms of the tenancy agreement we will conduct a routine visit every twelve weeks or so. During this visit the inventory will be checked to ensure no unauthorised alterations have been made to the property. We will provide you with a report following the completion of the routine visit with details of any action that we have or feel should be taken.
Maintenance
To ensure the very best service to our landlords and their tenants we have selected a handful of trusted maintenance engineers to complete all instructed maintenance. Any maintenance completed over a cost of £500.00 will be inspected by your designated property manager who will provide photographs of the completed maintenance.
The cost of maintenance would ordinarily be paid from the rent collected; however should the cost exceed the rent collected we may ask that you provide us with additional funds prior to the completion of the maintenance. All contractors wear uniforms and carry the relevant ID.
All contractors are vetted to ensure that they hold and retain the relevant qualifications and insurances to complete the required maintenance.
All landlords have an obligation under section 11 of the Landlord and Tenant Act 1985 to maintain the property. An extract of the Act is below:
• To keep in repair the structure and exterior of the dwelling house (including drains, gutters and external pipes).
• To keep in repair and property working order the installations in the dwelling house for the supply of water, gas and electricity for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity), and to keep in repair and proper working order the installations in the dwelling house for space heating and heating water.
Check Out
When notice has been served by the landlord or tenant to bring the tenancy to an end a check out will be completed on the last day of the tenancy agreement. The check out is completed with reference to the inventory taken at commencement of the tenancy. The purpose of the check out is to assess the condition of the property and obtain vacant possession of the property from the tenants. All landlords are welcome to accompany the check out to assess the condition first hand, however a comprehensive report with photographs is provided to all landlords detailing the condition of the property. The check out report is used to determine the return of the deposit in accordance with the landlord’s instructions.
Overseas Landlords
As agents we are obliged to provide details to the Inland Revenue of landlords letting properties whilst overseas, and we are liable to pay tax due on the letting as assessed by the Inland Revenue. A landlord is considered an overseas landlord for tax purposes if they are out of the country for six or more months in any tax year. Landlords are obligated to pay tax if it is due and must declare their income whether or not they are resident in this country.
