We have a separate dedicated Property Management Department which means our negotiators concentrate on finding tenants and moving them in meaning less void periods and more rent for landlords.

We will arrange a mutually convenient time to visit your property to provide a marketing appraisal including recommending a rent figure and giving advice on legislation including Energy Performance Certificates (EPCs), soft furnishings, other legal requirements and deposit protection regulation.

Finding the right tenant is the key to a successful let, instruct Holmes Pearman to market your property and it will be advertised by our computer linked prominent ground floor offices meaning all properties offered by more than one office for one fee. You will also benefit from extensive 24 hour marketing on our own website and on the major property portals such as rightmove, propertyfinder, findaproperty, movewithus, primelocation and zoopla including ukpropertyshop, Gumtree, Virgin Media, upmystreet, Sky, MSN and yahoo.

More exposure for your property means a better choice of tenant.

When suitable tenants have been found they will be comprehensivly referenced using an independent referencing service which includes a credit check, current landlord check and employers reference.

We will organise gas (if applicable) and electrical safety checks, draw up the tenancy agreements, collect the first months rent in advance and security deposit in cleared funds and complete the signing procedure with landlord, tenant and guarantor (if applicable) and release keys.

Upon occupation of the property the file will be processed by our Administration Department who will transfer by BACS the monies to your chosen bank account, inform gas and electric providers and council tax of a change of occupier.
