From 1st October 2008 by law all rental properties with a new tenncy in England and Wales will be required to have an Energy Performance Certificate (EPC). From 6th April 2012 changes were made to the regulations:

  • an EPC needs to be ordered before a property is marketed
  • once ordered all reasonable efforts must be used to obtain the EPC within 7 days
  • the front page of the EPC will need to be attached to written property particulars
  • New look EPC's introduced

EPC's look similar to the energy labels found on domestic appliances such as fridges or washing machines, the energy efficiency and environmental impact of your property will be rated on a scale from A to G (where  A is the most efficient and G the least efficient). EPC's remain valid for 10 years, you can be fined £200 for non compliance to this requirement.
